Final Housing Trends of 2025

As the housing market moves through the final stretch of 2025, several
trends are shaping the landscape for both buyers and renters.
Home Prices and Rent Growth
After several years of rapid increases, home price growth has slowed
considerably. Most markets are seeing only modest gains as affordability
continues to weigh heavily on buyers. In contrast, the rental market remains
strong. Rent prices have continued to climb at a faster pace than home values,
particularly in urban and suburban areas. This has led to a growing pool of
renters, many of whom are delaying homeownership due to higher costs.
Mortgage Rates and Inventory
Mortgage rates remain elevated, hovering above 6%. The result is higher monthly
payments for buyers and an added layer of difficulty in affording a home.
Meanwhile, many existing homeowners with mortgages locked in at historically
low rates are choosing to stay put. This unwillingness to give up sub-4% rates
has kept housing inventory tight. In response, co-buying—friends, family
members, or partners purchasing homes together—has become increasingly common
as buyers look for creative ways to enter the market.
Buyer Trends
First-time homebuyers, who had been squeezed out in recent years, are starting
to reemerge. As wages rise and savings stabilize, some buyers are finding their
way back into the market. More affordable regions in the Midwest, South, and
Sunbelt continue to attract younger buyers and remote workers who can relocate
more freely. Beyond affordability, lifestyle choices are driving moves as well,
with many buyers prioritizing proximity to family and loved ones.
As the year closes, the housing market reflects a balance of cautious
optimism and ongoing challenges. Elevated rates and limited supply continue to
test affordability, but shifting buyer strategies and strong rental demand show
the market’s ability to adapt.
