Montgomery County is filled with realtors, but there is one local mortgage brokerage dedicated to bringing realtors and home-buyers together. The owner meets weekly in an open invitation to lunch with realtors, representing those who wish to purchase a new residence. It’s a free lunch from a local restaurant, usually a salad or sandwich, a sweet desert, and a drink. After the feasting is done, the owner of the mortgage brokerage, Cory Kammerdeiner, who founded Homerock Mortgage in The Woodlands, begins to speak, and the lesson begins. Cory is well versed in his knowledge, educating the realtors, most taking copious notes, to better their own abilities in their daily tasks, and work with potential homebuyers learning about many programs and grants, at all levels of government including the VA, as well as the builder incentives, that can help first-time buyers with more opportunities to land a place of their own.

Each week, Kammerdeiner hosts a luncheon in coordination with different home sellers in Montgomery, Harris, and the surrounding counties. He provides a detailed breakdown on real estate market cycles, inventory, and builder strategies. A recent luncheon happened to be hosted by David Weekley Homes in the Atravia Community of homes east of The Woodlands off of Texas Hwy 242. Atravia is an incredible new community which, when built out will contain well over 6,000 residences, and will be a virtual city within a city with a community center and playgrounds, a five-acre lake, a CISD school site, planned trails, and a local watering hole. It can be described as a mix of art and nature.

The weekly lunches are aimed to provide realtors with more tools to impress upon prospective clients and teach them a little extra into their own home buying education. And Kammerdeiner’s company even holds sessions for new clients to educate them with as many tools as necessary to promote their confidence in purchasing their first new home. Cory is a natural speaker, and even though his company may not write a mortgage for every encounter, for him it’s about getting the message out in the community of realtors and prospective homebuyers. He is able to provide a detailed breakdown of mortgage products, rates, and financing options, including FHA, VA, conventional loan, as well as giving insights into commission structures, regulatory changes, and industry best practices. His emphasis on the importance of financial education for real estate agents and continuing their education is another one of his pet peeves.

The whole enterprise benefits all parties, from the commissions to the agents, plus the benefits of their networking, to homeowners in many cases finding new outlets into home ownership. He discusses tactics that agents, even those with many years of experience, may not be aware of, with practical advice on down payment assistance, rate buy-downs, and leveraging VA benefits.

Kammerdeiner’s personality is very positive, and he holds no indifference should a buyer not choose his mortgage company, but with his over 20 years in the business, which followed his U.S. Navy service, he in some ways pioneered the mixing of the internet and real estate before the major online mortgage lenders took the practice national.

Following Cory’s briefing, the realtors asked many questions stretching the event to a two hour lunch. Since he started his own company, his education efforts of others have helped many, realtors and homeowners. For those newer to the business, he explains commissioning schedules, as well as the software he personally designed to make his work support the differing aspects of the business. And besides his goal to see homes sold, Kammerdeiner has a healthy respect and love for The Man Upstairs, with a goal to retire early and focus on helping others, especially Veterans. It reflects in his business growth model, and the attitude is quite remarkable.

Homerock Mortgage works predominantly with new home builds but entertains existing home loans as well, and routinely recruits realtors to new sites. His company endured COVID with its incredible spiked lumber plus other materials cost, but he counted his blessings and survived, even with a growing family. At each luncheon he briefs lunch attendees on the current vacant new homes in Montgomery and Harris counties, as well as the current builder incentives and other tactics to reduce down payment and loan rates. He even encourages attendees to take the mortgage loan originator classes (23 hrs), as well as bulking up on finance training to offer best practices to clients.
